When you’re shopping for a home or upgrading your current one in Stephenville and across the Cross Timbers area, there’s an invisible but critical factor you shouldn’t ignore: the quality of the air your family will breathe every day.
Most buyers focus on location, schools, layout, or finishes—and all of those are important. But in my years of helping clients find homes, I’ve learned that if the air inside your home is compromised, your comfort and long-term health can be, too.

But when I pulled out a portable air quality monitor, the humidity was only 18%, and VOC levels spiked from plug-in air fresheners. For a buyer with asthma, this was a red flag.
With a few simple mitigations—low-VOC paints, a balanced HVAC system, and a whole-home HEPA purifier—the home became a haven. Without looking deeper into the air quality, my client might have faced daily discomfort in what seemed like the “perfect” home.
If you’re buying or upgrading, here are some practical solutions to consider:
- Ventilation: Look for HVAC systems with fresh-air intake or energy recovery ventilators.
- Filtration: Central systems with MERV 13+ filters or stand-alone HEPA purifiers.
- Humidity control: Aim for 30–50% humidity to prevent dryness or mold.
- Materials: Use low-VOC paints, finishes, and furnishings.
- Monitoring: Install continuous IAQ monitors to track humidity, particulates, VOCs, and CO₂.
- Radon testing: Even in Texas, this step shouldn’t be skipped.
For those who prefer natural or “non-chemical” options, houseplants can help with humidity and freshness, beeswax candles produce fewer pollutants than paraffin, and activated charcoal can absorb odors. But remember: these are supplements, not substitutes for proper air management.
