Why Air Quality Should Be at the Top of Your Home Checklist

When you’re shopping for a home or upgrading your current one in Stephenville and across the Cross Timbers area, there’s an invisible but critical factor you shouldn’t ignore: the quality of the air your family will breathe every day.

Most buyers focus on location, schools, layout, or finishes—and all of those are important. But in my years of helping clients find homes, I’ve learned that if the air inside your home is compromised, your comfort and long-term health can be, too.


Outdoor Air Quality in Our Region

Stephenville and the surrounding counties—Erath, Hamilton, Hood, Comanche, Palo Pinto, Brown, and beyond—generally enjoy good to moderate outdoor air quality. On most days, the air is clean and healthy. Still, seasonal dust, agricultural activities, wildfire smoke drifting from other regions, and high pollen counts can spike particulate levels.

That’s why, even in a rural and open-air region like the Timbers, your home should be prepared to filter and manage air quality for those less-than-perfect days.


Indoor Air: Where Most Problems Begin

While outdoor air can fluctuate, it’s often the indoor air where hidden issues accumulate. Without proper filtration and ventilation, homes can trap pollutants like:

  • Dust and allergens (pollen, pet dander, mold spores)
  • Fine particles (PM2.5 and PM10) from cooking, candles, and combustion sources
  • Volatile organic compounds (VOCs) from paint, carpeting, furniture, or cleaning supplies
  • Moisture imbalances that lead to mold or dry, irritated airways
  • Radon gas (a naturally occurring hazard that should always be tested for)
  • Elevated CO₂ levels, pointing to poor ventilation

Even new or recently renovated homes can have these challenges. That’s why I encourage buyers to ask sellers about past inspections, get the right to test, and consider air quality upgrades as part of their home investment.

Not long ago, I toured a property with a client in Erath County. It looked spotless, smelled fresh, and was move-in ready—or so it seemed. But when I pulled out a portable air quality monitor, the humidity was only 18%, and VOC levels spiked from plug-in air fresheners. For a buyer with asthma, this was a red flag.

With a few simple mitigations—low-VOC paints, a balanced HVAC system, and a whole-home HEPA purifier—the home became a haven. Without looking deeper into the air quality, my client might have faced daily discomfort in what seemed like the “perfect” home.

If you’re buying or upgrading, here are some practical solutions to consider:

  • Ventilation: Look for HVAC systems with fresh-air intake or energy recovery ventilators.
  • Filtration: Central systems with MERV 13+ filters or stand-alone HEPA purifiers.
  • Humidity control: Aim for 30–50% humidity to prevent dryness or mold.
  • Materials: Use low-VOC paints, finishes, and furnishings.
  • Monitoring: Install continuous IAQ monitors to track humidity, particulates, VOCs, and CO₂.
  • Radon testing: Even in Texas, this step shouldn’t be skipped.

For those who prefer natural or “non-chemical” options, houseplants can help with humidity and freshness, beeswax candles produce fewer pollutants than paraffin, and activated charcoal can absorb odors. But remember: these are supplements, not substitutes for proper air management.
