Continued Creativity: Following the Art Trail of Live Local Artist, Jerrel Sustaita
The creative spirit is still very much alive at PPTX. We continue to support the arts by showcasing the work of local artist Jerrel “Live Local Artist” Sustaita inside its office at 2441 Senator Robert J. Glasgow Loop, Stephenville, TX 76401, where visitors are welcome to stop by Monday through Friday, 9:00 AM to 3:00 PM (standard operating hours; call Mr. Sustaita if you need to make a special appointment), to view his paintings in person.
Sustaita’s work can be found not just at PPTX, but also along a growing Cross Timbers art trail that reflects the region’s landscapes, music, and character. His paintings are currently on display and available for purchase and viewing at several local landmarks, including, but not limited to:
- The Midland Hotel in Hico, Texas, is where visitors can view and purchase his work in one of the region’s most historic and iconic buildings.
- Preferred Properties of Texas in Stephenville – featuring rotating selections of his paintings in the office gallery space.
- Lucky’s Coffee Shop in Stephenville is a popular local stop where art and community naturally intersect.
- Double D BBQ in Bluff Dale, Texas – where guests can enjoy great food and discover local art at the same time.
- Greenwood Saloon in Bluff Dale, Texas – Legendary Dive Bar with 100-year-old Texas history featuring live music, indoors and out.

Jerrel is known for painting live musical performances, plein-air landscapes, and community events throughout the Cross Timbers region, from Hico to Glen Rose, Stephenville, Granbury, and beyond. His work captures not just scenery, but the energy and personality of each place and moment.

Creating Foundations for the Next Generation
PPTX turns its space into a creative studio, proving that community starts with connection and self-expression.Jerrel Sustaita, Live Local Artist, guides a young Stephenville LEGO enthusiast in building their set at Preferred Properties of Texas Real Estate Agency to create their animated LEGO movie.
This summer, Preferred Properties of Texas (PPTX) proved that real estate is about more than properties—it was about people, purpose, and passion. In partnership with Live Local Artist, PPTX hosted a series of Summer Art Camps that transformed its Stephenville office into a vibrant hub where kids explored creativity throughout July and August. The aim was simple and sincere: bring the arts to the community and give local families a place where imagination could flourish.
A Place Where Kids Built—Literally and Creatively
At LEGO Camp, students tapped into innovation and storytelling. Guided by skilled instructors, they designed intricate worlds and brought them to life through stop-motion animation. From sequencing scenes to animating characters, campers learned fundamentals of design and creative problem-solving—then watched their builds become mini-movies.
Brushstrokes, Prints & Paint: Exploring Fine Arts Like a Pro
The Fine Arts Camp offered a deep dive into professional-level artmaking. Campers worked with oil, acrylic, textile, and mixed media, and explored screen printing, block printing, and spray painting. Working artists taught technique while sharing the deeper “why” behind each medium. Whether a student picked up a brush for the first time or arrived with experience, every camper left with new skills, growing confidence, and a fresh appreciation for visual storytelling.

All camps and classes were held at the Preferred Properties of Texas office (2441 Senator Robert J. Glasgow Loop, Stephenville, Texas 76401). By opening its doors and lending its space, PPTX actively hosted the programs and advanced its ongoing effort to bring arts opportunities to local families.
Spotlight: Jerrel “Live Local Artist” Sustaita
PPTX’s partner, Jerrel Sustaita, is the creative force behind Live Local Artist—a DFW- and Cross Timbers–based event painter and plein-air oil painter who brings art to life in real time at festivals, weddings, markets, and community gatherings. His website and social profiles highlight on-site live painting, public demos, workshops, and pop-ups across North Texas. (Live Local Artist)
Sustaita’s practice blends the immediacy of performance with the sensitivity of outdoor painting, often streaming or posting his process as he captures the “energy of place” on canvas. His YouTube channel describes his work as plein-air oil painting in the spirit of the French impressionists, and includes live sessions—such as a sunset painting streamed from Stephenville. (YouTube)

Thanks to PPTX’s continued support of local arts initiatives, both LEGO and Fine Arts Camps ran through the summer, with hopes to evolve into an afterschool program in the fall. Preferred Properties of Texas has served the Cross Timbers region for over 30 years, and these camps offered another proof point: building a better future involves more than bricks and mortar—it starts with imagination, mentorship, and meaningful connection.
