A new analysis highlighted by Realtor.com reports that rising housing costs are a primary driver of falling U.S. fertility rates, as younger adults delay forming independent households and families. The study estimates that higher housing costs since 1990 explain roughly half of the decline in fertility between the 2000s and 2010s—evidence that affordability pressures are reshaping when people move out, partner up, and have kids. Across Comanche, Hamilton, Hico, Mingus, Morgan Mill, Bluff Dale, Lipan, Iredell, Weatherford, Fort Worth, and Lampasas, the same theme keeps popping up: families want stability, equity, and a place to gather on holidays—and they’re finding pathways, even in a tougher market.

 

“But prices went up even when homes need work.” Is that true?

Short answer: prices rose broadly in 2024–2025, though momentum varies by metro. The FHFA index still shows a +2.9% national price gain year-over-year through Q2 2025, even as month-to-month movement cooled. (FHFA.gov)

Condition matters more than ever. Move-in-ready homes command a premium, while fixer-uppers list for less (recent research pegs the discount around 7%–8% vs. similar homes). That said, even “needs-work” properties are more expensive than a few years ago, reflecting higher baseline prices and repair costs. Practical solutions for Millennials & first-time buyers in the Cross Timbers
