The Stephenville and Erath County real estate markets are continuing to shift in 2026. July’s housing numbers show more homes for sale, longer marketing times, and fewer closed transactions—but the story is very different when comparing the City of Stephenville with Erath County as a whole.
For homeowners considering selling, the market is becoming more competitive. For buyers, increased inventory and longer days on market are creating opportunities that were difficult to find just a few years ago.
As a local broker serving Stephenville and the surrounding area, Case Horton and Preferred Properties of Texas can help buyers and sellers understand what these numbers actually mean for their property rather than relying solely on statewide or national real estate headlines.
Stephenville Real Estate Market – July 2026
The most striking number in the July report is the change in Stephenville home prices.
The median sales price was $240,000, down 18.9% compared with July 2025. At the same time, the number of homes available for sale continued to increase.
Stephenvill
e had 102 active listings, an increase of 52.2% from a year earlier.
Closed sales, however, moved in the opposite direction. Only 12 sales closed during July, representing a 25% year-over-year decline.
Homes are also taking considerably longer to sell. The typical property spent 102 days on the market, followed by another 29 days to close, for a total of 131 days. That’s 38 days longer than July 2025.
Perhaps the clearest indication of the market’s change is inventory. Stephenville reached 6.3 months of inventory, compared with only 4.4 months in July 2025.
What Does This Mean for Stephenville Home Sellers?
The numbers suggest that Stephenville has moved away from the tight-inventory environment sellers enjoyed in recent years.
With active listings up more than 50%, buyers simply have more choices.
That makes pricing, presentation and marketing increasingly important. A homeowner who prices substantially above comparable properties may discover that buyers are willing to wait or purchase another home.
This doesn’t mean it is a bad time to sell. It means sellers need a strategy based on the current Stephenville market, not what their neighbor’s home sold for two or three years ago.
When there are more than six months of inventory and homes are averaging more than 100 days on the market, getting the initial list price right becomes especially important.
Erath County Real Estate Tells a Different Story
The broader Erath County numbers provide an interesting contrast.
For July 2026, the median sales price across Erath County was $352,000—up 20.6% compared with July 2025.
There were 214 active listings, an increase of 10.9%, while 28 properties closed, down 3.5% from the p
revious year.
Properties spent an average of 92 days on the market and another 38 days from contract to closing, producing a total transaction time of approximately 130 days.
Erath County also had 6.3 months of inventory, up slightly from 6.0 months in July 2025.
Why Are Stephenville and Erath County Prices Moving in Opposite Directions?
This is an important example of why real estate statistics require context.
Stephenville’s median price fell 18.9%, while the countywide median increased 20.6%. That does not necessarily mean an individual Stephenville home lost nearly 19% of its value or that every property outside Stephenville gained 20%.
Median prices can change significantly depending on the mix of properties that happen to sell during a particular month.
This is particularly important in Erath County, where the market includes everything from traditional homes in Stephenville to acreage properties, farms, ranches, recreational land and higher-priced rural homes.
The price distribution illustrates that difference. In July, 21.4% of Erath County sales were between $500,000 and $749,999, while another 7.2% sold for $750,000 or more.
In Stephenville, by comparison, half of July’s sales were between $200,000 and $299,999.
That’s why homeowners should be cautious about applying a countywide median—or even a citywide median—to their individual property.
Is Stephenville Becoming a Buyer’s Market?
At 6.3 months of inventory, the market is much more balanced than the extremely seller-favorable conditions experienced when inventory was scarce.
Buyers now have more properties to compare and, in some situations, potentially more negotiating leverage.
That can create opportunities involving price negotiations, closing costs, repairs or other terms—particularly on properties that have been on the market for an extended period.
But desirable homes that are properly priced and well presented can still attract significant interest.
The real change is that sellers can no longer assume that simply putting a property on the MLS will produce multiple buyers.
Thinking About Selling Your Stephenville or Erath County Property?
This is the type of market where local knowledge matters.
An automated valuation or national real estate website may provide a starting point, but it cannot fully account for the differences between neighborhoods, acreage, improvements, condition, location, road frontage, outbuildings or the many other characteristics that affect property values throughout Erath County.
Case Horton, Broker/Owner of Preferred Properties of Texas, works with property owners throughout Stephenville, Erath County and the surrounding North Central Texas area.
Whether you are considering selling a home, farm, ranch, recreational or commercial property, the first question shouldn’t simply be, “What is my property worth?”
A better question is:
“What price and marketing strategy gives me the best opportunity to accomplish my goals in today’s market?”
That answer requires looking at your property individually.
